MANUFACTURED HOMES are factory built housing that is built to the requirements of the HUD building code. This code is national in scope and assures sellers, buyers, and lenders that such housing meets nationally mandated standards. The HUD code unlike other building codes is mandatory for all manufactured housing and requires tested standards. Additionally, other building codes such as UBC, SBC and BOCA for site built housing are voluntary in nature. This means that some jurisdictions may require full adherence to building code, some partial adherence, and others have no requirements at all! Manufactured homes enjoy significant economic advantage over site built housing for the following reasons:

 
  1. Because they are built in a factory there are no weather delays
  2. Factory construction eliminates site theft and vandalism
  3. Factory construction allows building to very precise tolerances due to use of jigs to precisely align walls, flooring, and interior appointments.
  4. Purchasers may customize floor plans to suit their needs.
  5. Material purchases are made in bulk and delivered to one factory site this reduces material costs.
  6. Workers are long term employees and do not move from site to site. Since they perform the same job in an assembly line fashion they tend to become quite proficient at it.
  7. A home is built in a matter of days, rather than weeks or months.
  8. Manufactured homes come in all quality levels and some models are far superior in quality to the average site built home, yet cost less.
